Modified Bitumen is a roofing membrane consisting of asphalt and plastic or rubber polymers, and is therefore widely considered an evolution of asphalt built up roofing. Modified bitumen displays the built in redundancy of asphalt built up, as well as the UV resistance and flexibility of a modified membrane. This is because the polymer mix used allows the asphalt to take on its most beneficial qualities. Like with tar and gravel roofing, modified bitumen requires a surfacing material, and the most commonly used are factory applied mineral blends, and gravel. A typical life span of modified bitumen is 10 to 20 years, depending on climate and weathering. Modified bitumen is generally applied using a heat application process that melts the seams together to create a seal, yet sometimes a cold adhesive application system is used.

Modified Bitumen can reach temperatures of up to 150 degrees Fahrenheit, depending on the color of its surface layer. On most occasions, the modified bitumen is capable of withstanding such heat, yet it is possible that this can severely reduce the performance air-conditioning equipment and other insulation additions. This can be prevented by using an elastomeric coating that provide high reflectivity, and white coatings can reflect up to 90% of the sun’s heat. They are also an excellent solution to modified bitumen roof leaks, which can be difficult to isolate. Roof 101 can provide you with modified bitumen roofing experts who are able to apply these coatings and solve your leak and insulation problems, at a highly affordable price.
